NHQB Pre-Completion Inspection

The Golden Window: When to Book

The Pre-Completion Inspection happens during a very specific timeline. Once your developer issues your official 14-day Notice to Complete, you have the legal right to send an independent inspector onto the site.

This inspection must take place before you get the keys and exchange final funds.

Why Choose a Pre-Completion Inspection?

Buying a new build is likely the biggest financial investment of your life. Too often, buyers move in only to find their first few months are plagued by dust, disruption, and tradespeople coming back into their home to fix messy defects. By conducting a regulated survey before legal completion, you shift the balance of power back to you.

  • Ultimate Leverage: Builders are highly motivated to fix issues before completion so they can hit their sales targets and secure your funds. Once you move in, you are at the mercy of their customer care queue.

  • A Regulated Framework: This survey is strictly conducted in accordance with the New Homes Quality Board (NHQB) standards, using their official national template. Developers cannot legally refuse access to an inspector using this framework.

  • Move-In Ready: Walk across your new threshold knowing the hot water works, the appliances are safely installed, and the cosmetic finishes meet strict industry tolerances.

    What I Inspect

Following the strict NHQB guidelines, I perform an intensive, non-invasive visual and functional inspection of the property, including:

  • Internal Finishes: Scrutinising plasterwork, paintwork, tiling, and joinery under proper lighting conditions to ensure they meet acceptable tolerances.

  • Operational Checks: Testing all doors, windows, locks, internal fixtures, and kitchen appliances to ensure perfect functionality.

  • Plumbing & Services: Checking for immediate leaks, water pressure issues, and ensuring radiators, sanitary ware, and taps are installed correctly.

  • External Checks: A visual inspection of the immediate external brickwork, pathways, and external drainage directly serving the property.

What You Get Within 24 Hours

You will receive a comprehensive, easy-to-read NHQB Standard Pre-Completion Report in PDF format. It includes clear descriptions and photographic evidence of every defect found. This report is formatted specifically so you can hand it straight to your developer, allowing them to start fixing the issues immediately.

Secure Your Inspection Date

Because developers only provide a strict 14-day window, dates fill up incredibly fast. As soon as you have an idea of your completion window, get in touch to pencil in your slot.
