Most new build homes come with a 10-year structural warranty (such as NHBC, Premier, or LABC). However, this warranty is split into two parts. For the first 2 years, the builder is responsible for fixing almost all defects. After year 2, the warranty only covers major structural failures.
An End of Warranty Inspection is your final opportunity to force the developer to fix faults for free.
